Subdivision

All subdivisions in the Township must be approved by the Approving Officer, as required under the Land Title Act.

The Approving Officer has the responsibility to ensure that land is subdivided with due regard to adopted Township plans and policies, and the public interest.

Timeline

Specific timelines cannot be provided for development applications, as the time required to process them varies depending on:

Complexity of the application
Volume of current applications
Responsiveness of the applicant

Applicants may save time by:

Consulting with staff early
Hiring experienced consultants and qualified professionals
Coordinating through a single point-person: Processing time, confusion, and uncertainty may be minimized if the applicant assigns one person from their consulting team the specific responsibility of coordinating the application process on their behalf

Process

Submit Your Application
- See the Development Application page for details.
Application Review
- Staff review your application for compliance with Township bylaws, policies and servicing requirements.
Decision Letter Issued
- If supported, the Approving Officer issues a letter outlining conditions to be met before final approval. The letter is valid for 12 months. A one-time six-month extension may be requested (with payment of an additional fee) by the applicant.
Fulfill Conditions
- The applicant must fulfill the conditions of the decision letter. It is recommended that applicants retain the services of qualified professionals (e.g., engineer, surveyor, landscape architect, legal representative) to meet the conditions.
Final Approval
- Once all conditions are met, the Approving Officer grants final approval. Related legal documents are returned to the applicant’s legal representative for registration in the Land Title Office
Servicing Completion
- All engineering and landscape works must meet Township standards as verified through inspection reports submitted by the projects’ engineering consultant, and by testing undertaken by Township staff.

Building Permit Application
- If engineering works are required: permits are issued after registration and servicing completion.
- If no works are required: permits may be issued immediately after registration.
- Building Permit applications are made to the Permit, Licence and Inspection Services Department
