Separate Utility Statements Mailed to Property Owners

The Township of Langley has mailed 2026 flat-rate utility statements to property owners. It is the second year of separate utility billing, following its introduction in the Township in 2025. The statement covers annual water, sanitary sewer, and garbage collection fees and is issued separately from property tax statements.
To support the second year of separate billing, Council has set an extended due date for flat rate utility payments to Thursday, July 2, 2026. This gives property owners additional time and helps with budgeting by separating what was previously one larger bill, combined with property taxes.
Starting this year, Council has also adopted two separate flat water and sewer rates based on dwelling type. Residential multi-family properties, such as condos and townhouses, pay one rate, while single-family dwellings pay another.
Each property owner has received a statement only for the utility services that apply to their property. Separating utility and property tax statements does not increase overall costs. It provides more flexibility in payment timing and aligns the Township’s billing model with many other municipalities in the Metro Vancouver region.
Property owners are responsible for ensuring payment is received by the Township by the due date to avoid late penalties. If a property owner does not receive a utility statement by late March, please contact the Revenue and Tax Collections Department at tax@tol.ca or 604-533-6005.

- Credit card (with 2.2% non-refundable fee) – pay online at tol.ca/onlineservices
- at your financial institution
- mail a cheque (payable to the Township of Langley) to the Civic Facility, 20338 – 65 Avenue, Langley, BC, V2Y 3J1
- 24 hour drop boxes at Civic Facility
- Customer Service at the Civic Facility, Monday to Friday (except statutory holidays), from 8:30am to 4:30pm
