Overview

The Township of Langley has undertaken a corridor planning process for 200 Street to define a future vision for this emerging transit-oriented corridor. We have developed the vision with your input and feedback.

Background

The 200 Street Corridor is designated for more intensive transit-oriented development in both municipal and regional land use plans. It is envisioned that the 200 Street Corridor would be served by Bus Rapid Transit (BRT) over the shorter term, with the potential for Light Rail Transit (LRT) or SkyTrain service at some future date.

The goal of 200 Street 2040 is to establish a vision for the 200 Street Corridor as a sustainable transit-oriented destination, and to establish corridor-level policies and guidelines to guide the realization of that vision over the next 20 years.

The 200 Street corridor stretches 800 metres on either side of 200 Street, from the Trans-Canada Highway south to 68 Avenue, for 4.5 kilometres as shown on the map below.

Updates

February 18, 2025

November 18, 2024

Township Council has endorsed the general vision for 200 Street as a people-oriented community connector anchored by three distinct and vibrant urban villages with many live and work alternatives, surrounded by gathering spaces, nature, and quality amenities, and served by multiple mobility options, subject to reviews of the densities proposed, transportation plans and adequate road infrastructure, designation of new schools and natural park spaces, and more. Staff are directed to use 200 Street 2040 to inform an update of the Willoughby Community Plan in 2025.

August 13, 2024

Township Council has directed staff to prepare a detailed implementation strategy for advancing the 200 Street 2040 policy recommendations including required amendments to Township plans and policies and a new development permit area designation for transit-oriented development.

July 15, 2024

Consideration of the 200 Street 2040 Study was deferred to the September 9, 2024, Regular Council Meeting.

Public engagement opportunities

This project was undertaken from fall 2023 through spring 2024 in three distinct phases (as described below), supported by a robust program of public engagement – including online surveys, interactive open houses, and special workshops.

Phase 1 - Vision and strategy development (completed: November-December 2023)

Objective: To co-create with key stakeholders the vision and story line for the future of 200 Street.

Public input during this phase has helped us to understand the community’s current experiences and perceptions of the corridor, as well as its aspirations for the future.

Thank you to all those who attended the 200 Street 2040 Vision and Strategy Interactive Open House held on Monday, November 27, 2023, 5 - 8pm at the Langley Events Centre Banquet Hall.

Phase 2 - Planning and policy development (completed: January 2024)

Objective: To discuss with key stakeholders the supportable development forms and density.

This phase has helped us to understand your opinions regarding transportation, open space, amenities, and development policy decisions that will shape the corridor in the future.

Interactive open house and workshop

Thank you to all those who attended the 200 Street 2040 board game
Planning and Policy Development Interactive Open House and Workshop held n Wednesday, January 24, 2024, 5:00 - 8:00pm at the Langley Events Centre Banquet Hall.

During the Open House, we also held a special workshop called the T.O.D. (transit-oriented development) Board Game where participants were able to co-design a plan for land uses, mobility options, and amenities within the 200 Street corridor – by placing different land use chips on a game board (map of the planning area). We received positive feedback from workshop participants who found this a fun, interactive game that captured the community’s imagination in shaping a possible future.  We are now compiling all inputs from Phase 2.

Phase 3 - Design and development (completed: March 2024)

Objective: To co-design with key stakeholders the intended look and feel for the corridor.
