Utility Fees
To provide clarity with utility usage and to align with other municipalities, the Township of Langley is separating utilities from the property tax statement in 2025.
This spring, property owners will receive a separate utility statement for water, sanitary sewer and garbage collection, as applicable to your property.
Due dates and rates, once finalized, will be posted on this webpage and communicated through social media and eNewsletters. 2025 property tax statements will be mailed in late May as usual and will not include utilities.
Township of Langley utility statements cover water and sanitary sewer services and garbage collection. Residential properties are charged an annual flat rate for the utility services they use.
Utility rates are set annually and reflect the fees needed to cover the cost of delivering and maintaining these services.
Utility statements will be mailed to property owners in spring 2025. Owners are responsible for ensuring payment is received by the Township by the due date to avoid the penalty.

What is covered on the utility statement? |
Annual water fees, annual sanitary sewer fees, residential garbage fees, secondary suite water fees and secondary suite sanitary sewer fees (if applicable to your property) are covered on the statement. |
What billing period is covered on the statement? |
The flat rate billing period is from January 1 to December 31 of the current year. |
Why are utility user fees being separated from the property tax statement? |
Splitting the statements will allow for more flexibility and clarity with billing as the Township of Langley continues to grow and is consistent with the billing model used by many other municipalities in the Metro Vancouver region. |
What are the rates and due date? |
The rates and due date have yet to be finalized. Once finalized, they will be posted on our website and communicated through social media and eNewsletters. |
What happens if I am on the Pre-Authorized Debit Plan (PAD) for property taxes? |
If you are currently enrolled in the Pre-Authorized Debit Plan (PAD) for property taxes, utility charges are already included in those pre-payments for the 2025 year, and those payments will be transferred from your tax account to your utility account. If an outstanding balance is shown on your utility statement, it must be paid by the due date to avoid the penalty. Both the property tax and utility portions will continue to be included in PAD pre-payment amounts. In other words, when you receive your 2025 property tax statement, the new pre-payment amount will still include the utility portion. If there is a balance due on your property tax statement, that balance needs to be paid by the due date to avoid the penalty. |
What happens if my mortgage company pays my property taxes? |
If your mortgage company is collecting payments on your behalf for property taxes, note that the utility statement will not be paid by the mortgage company. Please contact your mortgage company to find out how to access the utility portion of your payments to allocate towards your utility statement. The utility statement must be paid by the due date to avoid the penalty. |
What happens if I pre-pay my property taxes through online banking? |
If you prepay your property taxes through online banking, the Township will transfer the credits from your tax account to pay your utility statement for 2025. Going forward, when you receive your new utility statement, you will need to set up a new bill payee (“Langley Township – Utilities”). Instructions will be on the statement. |
What happens if I am selling my property? |
Property owners are responsible for ensuring all utility accounts and property tax accounts are up to date to avoid penalties and interest charges. Discuss with your legal representative (i.e. lawyer, notary) at the time of sale. |
