File Research Letters
A File Research Letter provides a summary/overview of the property based on existing Township of Langley historical records and does not provide copies of documents. File Research Letters are most commonly requested by legal firms looking for the current status of a property prior to the completion of a property sale.
A File Research Letter provides:
- current zoning
- issued building permits and the dates of the final inspection (includes remediation due to a grow operation)
- current business licences associated with the property
- confirms if the property is located in the Agricultural Land Reserve
- provides Board of Variance application history (if applicable)
- specifies if the property has been designated as a municipal heritage site
- states if the property is governed by a Land Use Contract
Bylaw Enforcement and Development Services Departments are consulted to see if there currently are any outstanding issues. Any Bylaw Enforcement infractions and investigations may require a Freedom of Information request and should be directed to the Information and Privacy Coordinator, Legislative Services Division.
A File Research Letter does not include information from the Fire Department, Tax Department, Engineering Department or any external agencies such as Fraser Health or Technical Safety BC (Gas and Electrical). We suggest you contact these departments or any other applicable agencies directly for information.

How do I submit a request for a File Research Letter? |

Requests for a File Research Letter must be accompanied by the required fee per address or PID (specify the unit you are requesting if applicable). Our goal is to process File Research Letters within 5 – 7 business days following receipt of payment. Requests will not be processed until payment has been received. |
