File Research Letters

A File Research Letter provides a summary/overview of the property based on existing Township of Langley historical records and does not provide copies of documents. File Research Letters are most commonly requested by legal firms looking for the current status of a property prior to the completion of a property sale.

A File Research Letter provides:

  • current zoning
  • issued building permits and the dates of the final inspection (includes remediation due to a grow operation)
  • current business licences associated with the property
  • confirms if the property is located in the Agricultural Land Reserve
  • provides Board of Variance application history (if applicable)
  • specifies if the property has been designated as a municipal heritage site
  • states if the property is governed by a Land Use Contract

Bylaw Enforcement and Development Services Departments are consulted to see if there currently are any outstanding issues. Any Bylaw Enforcement infractions and investigations may require a Freedom of Information request and should be directed to the Information and Privacy Coordinator, Legislative Services Division.

A File Research Letter does not include information from the Fire Department, Tax Department, Engineering Department or any external agencies such as Fraser Health or Technical Safety BC (Gas and Electrical). We suggest you contact these departments or any other applicable agencies directly for information.

The information in a File Research Letter is provided for convenience only and individuals must satisfy themselves whether the property, existing and proposed use, is or would be in conformity with all applicable bylaws and regulations of the Township.

How do I submit a request for a File Research Letter?

Submit a written request to the Permit, Licence and Inspection Services Department along with payment. Requests will not be processed until payment is received. Requests can be emailed to buildinginfo@tol.ca or mailed to:

How much does a File Research Letter cost?

Requests for a File Research Letter must be accompanied by the required fee per address or PID (specify the unit you are requesting if applicable). Cheques must be made out to the Township of Langley and requests will not be processed until payment has been received.

Single family and two family residential:
$157.50 ($150.00 plus GST).

Multi-family residential, Commercial, Industrial, and Institutional:
$236.25 ($225.00 plus GST).

How long will it take my request to be completed?

Our goal is to process File Research Letters within 5 – 7 business days following receipt of payment. Requests will not be processed until payment has been received.
