
Groundbreaking on Nearly 250 New Rental Homes in the Township
Construction has started on new rental homes in the Township of Langley at 20230 - 72B next to the Willoughby Firehall and at 272nd and Fraser Highway at the old Alder Inn site in the Township of Langley.
These are among the first sites to break ground under the BC Builds Housing Development Opportunities (HDO) program, moving from concept to construction in just 12 months - marking a major milestone in accelerating housing delivery across the province.
The Province is providing $14,459,837 in capital funding through BC Builds towards the Firehall site and $27,946,372 in capital funding through BC Builds towards the Alder Inn site, representing the largest investment in affordable housing in the Township’s history and the largest provincial grant in Township history.
“The Township of Langley residents have made it clear - housing that meets the needs of working families, seniors, and individuals is a top priority,” said Eric Woodward, Mayor of the Township of Langley. “These projects reflect our commitment to affordability and livability, and show how quickly progress can happen with the right partnerships in place.”
The Aldergrove site will provide 128 new rental homes, expected to complete by Fall 2027, featuring a rooftop amenity space, ground-floor commercial units, and easy access to transit and shopping. The ground-floor commercial will host a new Aldergrove library and space for non-profit organizations. The Willoughby site will deliver 118 new rental homes, expected by Summer 2027, with convenient access to bus routes and neighbourhood amenities.
The Province of British Columbia, through BC Builds at BC Housing, has partnered with the Township of Langley and the newly established Township of Langley Housing Trust Society (TOLHTS) to bring these developments to life. The Township has contributed land at zero cost for both projects. With the TOLHTS, these buildings will remain assets to the Township in perpetuity.
The homes will follow a 70/30 rent model, where 70 per cent of units are offered at market rates and the remaining 30 per cent at 20 per cent below market rent – ensuring homes remain attainable for middle-income households. All tenants will be income tested at move-in, with rental rates aligned to local affordability. This mix exceeds the BC Builds program requirement of 20 per cent of units at 20 per cent below market rents.
